Spire assisted a developer on a $74 million residential and mixed-use high rise development located in Houston, Texas. The 40-story project consists of a residential apartment tower that includes 250 luxury apartment homes, a roof-top pool, a 3,000 square-foot fitness center, 12,500 square feet of retail space and a six-story parking structure that accommodates over 500 cars.

Spire was engaged by the developer to assess the impact of alleged weather related impacts. Spire’s team performed a weather (rain and wind) delay analysis to determine the number of force majeure events the contractor incurred beyond what they could anticipate. The analysis included quantification of days and a determination of the critical path activities that were affected. In addition, Spire provided mediation support by summarizing and communicating the findings to the owner and the mediator to aid in resolving the dispute. As a result of Spire’s efforts, a settlement was reached between the two parties, avoiding arbitration.
